What is the zoning of the project? Is construction allowed there?
According to the official website of the Ministry of Investments and the Investment Promotion Council of Indonesia (oss.go.id), the project site is located in Zone P-3, where commercial real estate is allowed, including hotels (with or without stars), villas, city hotels, bars and cafes, as well as other types of tourism businesses. The PKPPR (ITR), which was received from BCenter, fully confirms that land in Zone P3 is suitable for the construction of a resort club and for rental, including day-to-day rental.
What about the PBG (building permit)?
The application has been submitted and registered; an official number is issued. The final permit is expected in 3–6 months.
What is the leasehold term?
Total leasehold is 80 years:
• Main agreement – 25 years
• Additional agreement – next 25 years at a fixed price already included in the unit cost
• Priority right to extend another 30 years after the first 50.
Who holds title to the land?
All land contracts are registered to PT GREEN DRAGON RESORT.
Is there a guaranteed income?
Yes. A limited pool of villas offers an 8 % guaranteed yield for the first two years after commissioning.
What is the exit strategy — flipping or rental?
The project is suitable for both short-term strategies (flipping), and long-term models of passive income through rent. Early investors can expect a 1.5x increase in unit value in less than two years.
What are the installment terms?
Standard scheme:
• Down‑payment – 30 %
• Balance – quarterly payments over 24 months. Flexible terms can be discussed individually.
